Does my crawl space need a vapor barrier?

Vapor barrier installation in Laguna Niguel means laying plastic over the dirt floor of your crawl space and up its walls and piers, so moisture from the ground can't rise into the house. Some people call it a vapor retarder, and it's the first thing I check when a crawl space has bare dirt or a cover that's falling apart.

Most people call because the crawl space smells damp, the old plastic is torn or bunched in a corner, or there's nothing down there but bare dirt letting ground moisture and soil gases up toward the floors you live on. The price mostly follows the size of the floor in square feet, then how much has to be cleared out first, how tight the space is to crawl, how many piers there are to wrap and whether a sealed crawl space needs every seam closed. The schedule usually turns on clearing the space and on what the city says about a permit, and my written estimate lays out the prep, the safety checks and the order of the work for your crawl space.

How we do vapor barrier installation under your house

We start by clearing the space, because plastic can't cover dirt we can't reach. Then we lay the plastic across the whole floor and run it up the walls and around the piers and footings, working back into the tight corners where rushed jobs stop short, and we lay it so the water that already drains under the house keeps draining the way it does now. If your crawl space is sealed off from outside air instead of vented, we seal the seams too, and I'll show you which kind you have before we start.

A ground cover handles moisture from below, and the rest of the house often comes up on the same visit. If the rooms upstairs feel drafty, attic air sealing closes the gaps around pipes, lights and the hatch that let house air leak out the top, and retrofit insulation adds insulation to an older house without opening up the walls. Plenty of times the plastic is all you need, and I'll tell you when that's the case.

  • New cover over bare dirt

This suits a crawl space with no plastic at all, or scraps so small they aren't doing anything. We put down a full new cover from wall to wall so no dirt is left showing.

  • Repair or replace old plastic

This suits a house that already has a ground cover that's torn, thin or pulled back from the walls. A repair gets the same clearing and full coverage as a new install, and I'll tell you honestly whether patching will do or the old sheet should come out.

Vapor barrier installation and permits in Laguna Niguel

Building permits and inspections here go through the City of Laguna Niguel's building office. The city's list names new construction, additions, renovations, alterations and remodels, and vapor barriers aren't on it, so the list alone doesn't settle whether your job needs a permit. Before we start, I check with the city, and when a permit applies we take care of the application and line up the inspections. If you'd like to ask yourself, the city takes permit questions at bpermit@cityoflagunaniguel.org.

Under the houses we see with crawl spaces, the usual finds are plastic that stops short of the walls, bare patches where things were stored and sheets pushed aside after someone crawled through for plumbing or wiring. We see the same thing on jobs in Mission Viejo and Laguna Hills, and our crew works back into those corners wherever the house is.

Why Laguna Niguel homeowners call Laguna Niguel Insulation & Spray Foam for vapor barriers

  • I do your walk-through myself

I usually come out for the walk-through and estimate myself, and our own small crew of installers does the work while I check in on the job. I come back for the final look with you, so the person who explained the plan is the one checking it.

  • In business since 2013

Before I started this business in 2013, I spent years doing upkeep for a property management company and saw what rushed crawl space work looks like a few years later. That's why we take the time to get the plastic into the corners instead of stopping where it's easy.

Frequently asked questions

How much does a crawl space vapor barrier cost in Laguna Niguel?

A basic crawl-space vapor barrier, just plastic over the dirt floor, usually costs about $0.50 to $1.50 per square foot across the US. That's the national going rate, not our price, and work beyond the basic cover, such as sealing seams or pulling out old plastic, goes past it. Our written estimate gives the figure for your crawl space.

Do I need a permit for a vapor barrier in Laguna Niguel?

The city's permit list doesn't settle it, because vapor barriers aren't named on it. As covered above, I check with the building office before we start and handle the application if one applies.

Do the seams on a crawl space vapor barrier need to be sealed?

In an unvented crawl space, one closed off from outside air, yes, the seams and openings get sealed with a durable sealant that works with the plastic. When that sealed space is also heated or cooled along with the house, the continuous cover blocks air as well as moisture. Which kind you have decides how much sealing your job needs, and I'll show you on the walk-through.

What do I need to clear out of my crawl space before the vapor barrier goes in?

Anything stored down there and any loose debris has to come out so the plastic can reach the whole floor. We clear the space as part of the job, and on the walk-through I'll point out anything of yours you'd rather move yourself.

What causes moisture in a crawl space?

Bare dirt is the usual cause, because ground moisture evaporates and rises into the house when there's no cover or the old one has failed. Uncovered soil also lets in soil gases such as radon, and a well-installed cover helps keep those down as well. Outside, general moisture guidance recommends gutters and downspouts that carry rain completely away and soil sloped away from every side of the house, and I'll point out anything I notice.

How do I know if my old crawl space plastic needs replacing?

If you can see dirt through tears, gaps or edges that have pulled away from the walls, the cover isn't doing its job, since any exposed dirt lets ground moisture in. It's also fair to ask any installer what plastic they plan to use, because one installer guide calls for a ground cover at least 6 mil thick, a measure of how heavy the sheet is.

  • Attic air sealing

For a house that feels drafty or hot upstairs, because leaks at the top pull air up through the whole house.

  • Retrofit insulation

For an older home that's thin on insulation, added in without tearing out finished walls and ceilings.
