Is open-cell spray foam right for my attic?
Open-cell foam insulation in Laguna Niguel is sprayed onto the underside of your roof deck, which turns a vented attic into a sealed, conditioned space with no vents, so your heating and cooling equipment sits out of the worst heat and the attic can become usable storage.
Most people call because the upstairs is hot, the room over the garage never cools down, or the power bill climbs every summer while the ducts cook overhead. What moves the price is the size of the roof deck, how deep the foam needs to go, whether old insulation on the attic floor has to come out first through insulation removal, whether the foam needs a covering, and any roof repair that has to happen before we spray. The schedule turns mostly on that roof work and on the day you'll spend away from the house, and the written estimate I send after seeing your attic lays out the prep, the safety checks and the order of the work.
How we install open-cell foam insulation
I start by looking hard at the roof, because once the underside of the deck is covered in foam, a leak or a soft spot is much harder to find and fix. If the shingles or roofing show damage or a past leak, that gets repaired before we spray, and I'd rather you plan and budget for it up front than find out mid-job. Next we settle how the attic will get rid of moisture, since this foam lets vapor pass through instead of stopping it. On install day our crew covers floors and anything below the work, sprays the underside of the deck to the depth on your estimate, trims and cleans up, and then I walk you through what was done.
Sealing the attic often brings up questions about the rest of the building. If damp air is coming up from below, a crawl space vapor barrier keeps ground moisture from feeding the house you just sealed up top. For property managers and building owners, we handle offices, shops and rental buildings through our commercial insulation work.
Open cell under the roof deck
This suits a house where the furnace or ductwork lives in the attic, because sealing the roof deck brings that equipment inside the conditioned part of the house. Foam costs more than loose fill, and it seals air while it insulates, which is what makes it worth the money in that case.
Air sealing and a loose-fill top-up
If your ducts aren't up there, closing the gaps around can lights, pipes and the hatch first and then adding blown-in insulation, loose fill blown through a hose, usually does the job for less. I'll tell you when that's the better fit, even though it's the smaller job.
What changes an open-cell foam job in Laguna Niguel
Before any foam goes up, I check with the city about your job. The City of Laguna Niguel's Building & Safety Division handles plan checks, permits and inspections for building work here, and its list names new construction, additions, renovations, alterations and remodels without naming foam insulation, so whether your attic needs a permit is a question I put to them directly. When one applies, we take care of the application and line up the inspections, and I'll explain how it works so nothing catches you off guard.
The city's fire hazard severity zone map sorts addresses into Moderate, High and Very High, and you can type in your address to see yours. That matters here because federal building guidance calls a sealed, unvented attic significantly more fire safe in wildfire areas, since ash and embers get into vented attics through the vents. We have the same vents-and-embers conversation on jobs in Aliso Viejo and San Juan Capistrano.
Why Laguna Niguel homeowners call us for open-cell foam
Thirteen years fixing rushed work
Before I started this business in 2013, I did upkeep for a property management company and saw what hurried insulation looks like years later. That's why I'd rather tell you a smaller job will do than sell you a bigger one.
Our own crew, my final look
I usually do the walk-through and estimate myself, and the spraying is done by our own small crew of installers. I check in during the job and come back for the final look with you, so the person who quoted it sees it finished.
Fully licensed and insured, just ask
Federal consumer safety staff tell owners to check a spray foam contractor's insurance and licenses before hiring, and we think that's good advice. We're fully licensed and insured, and I'm glad to show you the paperwork at the estimate.

Frequently asked questions
How much does open-cell foam insulation cost in Orange County?
Open-cell spray foam covering 1,000 square feet at 3 inches thick usually costs about $1,900 to $2,800 per job in Orange County. That's the going market price for that size and depth, not our quote, and your attic's size, the depth it needs and any roof repair will move your number. Your own figure comes from the written estimate after I've seen your attic.
How long do we have to stay out of the house after spray foam insulation?
Federal consumer safety staff advise everyone to leave the home for at least 24 hours after spray foam goes in, so plan a place to stay for at least that long, kids and pets included. That wait is the re-entry time, the point when you can come back, and we'll tell you when spraying starts so you know when to count from.
Does open-cell foam handle moisture on its own?
No. Open-cell foam is vapor open, so moisture passes through it and it can't serve as the layer that controls vapor. Every sealed, unvented attic still needs a way to remove moisture, which is why that plan gets made alongside the foam and not after.
What is the best way to choose between open-cell and closed-cell foam for my attic?
Choose closed-cell foam, the dense kind that blocks moisture, when you need the foam to insulate and hold back vapor, and open cell when the attic has its own plan for moisture. The same Orange County price guide puts open cell below closed cell for the same amount of foam, so it's worth knowing which one your attic really needs. I'll tell you what I think once I've seen it.
Does open-cell spray foam need to be covered with drywall or a coating?
Sometimes. A thermal or ignition barrier, such as a coating or gypsum board, may be needed over the foam depending on the product or what code requires, and not every spray foam needs one. Ask whether any estimate you get includes it, and I'll point it out on ours if your job calls for one.
Can an electrician or plumber cut into spray foam insulation later?
They can work around it, but EPA guidance says maintenance workers, including plumbers and electricians, should not heat or grind spray foam, because that can potentially release toxic emissions. Let anyone who works in your attic later know the roof deck is foamed so they plan around it.
