Does my old attic insulation need to come out?

Insulation removal in Laguna Niguel takes the old insulation out of your attic, usually before new insulation goes in, so you can see what was hiding under it and the gaps can be sealed before anything covers them again.

Most calls start with something you noticed, like droppings or a smell from the attic, a water stain on a ceiling, or an upstairs that stays hot even after more attic insulation went in. The price of clearing it depends on how big the attic is, what kind of insulation is up there, how many inches of it there are and what shape it's in. The schedule depends mostly on the attic's size and how awkward it is to work in. I'll give you your own numbers in a written estimate once I've seen the space.

How our insulation removal works

Before anything comes out, I look at what kind of insulation is up there, because if it looks like vermiculite we leave it alone and point you to a separate asbestos specialist. For damaged or dirty insulation, we cover the path from your door to the attic hatch. Then we vacuum or bag the old material out until you can see the bare attic floor and whatever was hiding under it. Anything fouled by rodent droppings goes into plastic bags. With the floor clear, the gaps around can lights, pipes and the hatch are easy to reach, so they can be sealed before new insulation covers them. We also clear the eave vents so the attic can keep breathing and moisture doesn't build up in the framing.

Old insulation problems don't always stop at the attic. If droppings or damp show up under the house too, crawl space insulation is usually the next thing we look at. If a room still runs hot or drafty after the attic is redone, wall insulation may be what's missing. When it's time to refill the attic, I'll tell you plainly which way I'd go. Foam costs more and seals air while it insulates. Sealing the gaps and topping up with blown-in fill, which is loose insulation blown through a hose, usually does the job unless your ductwork runs through the attic.

  • Vacuum removal for blown-in fill

Blown-in insulation that's still in fair shape comes out through a large vacuum hose, which moves a lot of material with little handling. This suits an attic that's mostly loose fill and needs clearing so the gaps can be sealed and a fresh layer put in.

  • Hand removal for batts and soiled spots

Batts, rolls, rigid boards and anything soaked or fouled by pests come out by hand and go straight into bags. Hand removal takes more labor than vacuuming, so an attic full of batts usually costs more to clear than one full of loose fill.

Insulation removal rules in Laguna Niguel

The City of Laguna Niguel handles plan checks, permits and inspections. Its list names new construction, additions, renovations, alterations and remodels, but it doesn't name insulation removal, so that list alone doesn't settle whether your job needs a permit. Before we start, I check with the city's building office about the work, and when a permit applies, we take care of the application and line up the inspections. Asbestos is a separate matter. South Coast AQMD, the regional air quality agency, sets its own asbestos survey, notification and work practice requirements for building renovation and demolition, which is one more reason suspected vermiculite goes to a specialist.

We're based in Laguna Niguel and work in the cities around it across south and coastal Orange County. A lot of the attics we open have been topped up once or twice over the years, with the old layer left underneath and the eave vents buried along the edges. We find the same thing on jobs in Aliso Viejo and Laguna Hills. If your city isn't on our list, just ask.

Why Laguna Niguel homeowners call us for insulation removal

  • I walk your attic myself

I usually come out for the walk-through and estimate myself and take photos of what's up there, so you see your attic instead of taking my word for it. Our own small crew of installers does the work, and I check in on the job.

  • In business since 2013

Before I started this business, I spent years doing upkeep for a property management company and saw what rushed insulation work looks like years later. That's why we take old material down to the bare floor instead of covering it up.

  • Fully licensed and insured in California

We're fully licensed and insured. Ask about it at the walk-through, because you should know who's working above your ceilings before anyone climbs the ladder.

  • New insulation planned to state rules

California's energy rules for insulation and air sealing in vented attics can apply when the ceiling over your living space is altered, and replacing the old insulation can count as altering it. I plan the refill around those rules from the start, so the attic is ready for them once the old layer is out.

If you're not sure your old insulation needs to come out at all, send us a message and I'll come take a look before anyone talks about a bigger job.

Frequently asked questions

How much does insulation removal cost in Laguna Niguel?

Removing old attic insulation usually costs about $1,600 to $3,600 per job across the US, so treat that as a national figure, not a local quote. Asbestos material costs much more per square foot to remove than standard insulation, and that total depends on how much there is and how easy it is to reach. I'll give you your own figure in a written estimate after I've seen the attic.

Should vermiculite insulation in my attic be removed?

The EPA recommends leaving vermiculite undisturbed, because disturbing it could release asbestos fibers that people may breathe in. It's a pebble-like, pour-in fill, usually gray-brown or silver-gold, and the EPA's advice is to look at it without touching it. If you choose removal, the EPA says a trained, accredited asbestos abatement contractor should do it, and that contractor should be independent of the company that assessed it.

How long does it take to remove attic insulation?

Removal takes anywhere from 4 hours to 2 days or more, depending on how big the attic is and how complex the job is. A small, open attic clears quickly, while a large one with tight corners, batts to pull by hand or a lot of soiled material takes longer.

Who is allowed to remove asbestos insulation in California?

For asbestos work on 100 square feet or more of asbestos material, state contractor law requires a contractor with the C-22 Asbestos Abatement classification, or a license whose qualifier passed the state's asbestos certification exam. Ask any contractor you're considering which of those they hold before work starts.

How do I get my attic ready for insulation removal?

Clear stored boxes, personal items and valuables out of the attic, and make sure the hatch and the path to it are easy to reach. If you've seen mold, water damage or signs of pests up there, note where, so you can point them out on the walk-through.

Can new insulation go over old insulation instead of removing it?

Sometimes it can. If the old layer is dry, clean and just thin, sealing the gaps and topping it up may be all you need, and I'd rather tell you that than sell you a removal. Insulation damaged by moisture, mold, fire or pests should come out first, because new material on top leaves the problem in place and hides the gaps that need sealing.

  • Crawl space insulation

If pests or damp got into the attic, check under the floors too, since that's often where cold floors start.

  • Wall insulation

For a room that stays hot or drafty after the attic is done, the walls may be where the heat is getting through.
