Is my crawl space why the floors feel cold?
Crawl space insulation in Laguna Niguel means air sealing and insulating the floor above your crawl space, so less heat slips out of the rooms over it and the floors stop feeling cold underfoot.
Most people notice it first in a hallway or back bedroom where the floor feels cold in the morning, or in a power bill that keeps creeping up with nothing upstairs to explain it. The price moves with the size of the crawl space, how tight it is to get around in, which material you pick and whether old batts or damaged wood have to come out first, since any insulation removal or repair adds to the job. The schedule turns on those same things plus a permit check with the city, and your own figure comes from the written estimate I send after I've been under your floor.
How we handle crawl space insulation
First I check the framing under your floor for rot and other damage, because once insulation goes up it hides that wood, and any repair has to happen while it's still in plain view. Once the frame is sound, we air seal, closing the holes where plumbing and wiring pass through the subfloor so air can't slip around the new insulation. Then we fit the insulation tight between the joists, the framing boards that hold up your floor, and hold it snug against the subfloor so the whole floor stays covered end to end, with no squashed spots or thin edges. We won't lay fresh material over old batts that are soaked or falling down, because the problem just stays hidden under the new layer.
If the walls in those same rooms feel chilly too, wall insulation is worth a look while I'm already there. And when the leaks go beyond the floor, our air sealing services close gaps elsewhere in the house so the new insulation isn't fighting a draft.
Batts held tight to the floor
Batts, which are blanket-style pieces of insulation, cost less and suit most crawl spaces where the underside of the floor is easy to reach. Paired with sealed gaps, this is what I recommend most often, because it does the job without paying for foam you don't need.
Spray foam under the floor
Foam costs more, but it seals air while it insulates, so it earns its price when ductwork runs through the crawl space or the floor is full of odd gaps. Closed-cell foam, the dense kind that blocks moisture, also holds up well where the air down there runs damp.
Foam at the edges, batts between
Some floors get a mix, with foam where the floor meets the outside walls and around crowded spots, and batts across the open runs. It costs less than foam everywhere and still closes the gaps a batt can't reach.
What changes crawl space insulation in Laguna Niguel
In Laguna Niguel, the city's Building & Safety Division issues building permits, and its list names new construction, additions, renovations, alterations and remodels but not crawl space insulation, so that list alone doesn't settle whether your job needs one. A past edition of the state energy commission's compliance manual also counts adding insulation to an existing raised floor over a crawl space as an alteration. So before we start, I check with the city's building office about your job, and when a permit applies, we take care of the application and line up the inspections, and I explain how it works so nothing catches you off guard.
Orange County also gets the marine layer, which one cost publisher describes as foggy, moist ocean air that pushes inland on mornings, especially from May to August. That damp air is why I look hard at the wood and the old insulation under a house here, and we see the same thing on jobs in Dana Point and San Clemente. We're based in Laguna Niguel and work across south and coastal Orange County, so if your city isn't on our list, just ask.
Why Laguna Niguel homeowners call us for crawl space insulation
I do the walk-through myself
I usually come out for the estimate myself, and our own small crew of installers does the work. I check in during the job and come back for the final look with you, so the person who planned the work sees it finished.
In business since 2013
Before I started this business in 2013, I spent years doing upkeep for a property management company, which put me under a lot of houses where rushed insulation had failed years later. That's why the framing check comes before anything else on our jobs.
Plain answers for owners and landlords
Most of our calls come from homeowners, landlords and property managers in Laguna Niguel and the cities around it, and I explain why each step happens. Someone who knows the reasons can spot a shortcut, and our work shouldn't have any.
Fully licensed and insured
We're fully licensed and insured. Under a floor the crew works around wiring, pipes and sometimes gas lines, so you want the people down there covered.
If your floors feel cold or you're not sure what's under the house, send us a message or call (949) 312-6098 and I'll come take a look.
Request a quoteGet a written crawl space estimate after I look under your floor
We reply to every request within one business day. The estimate is free, done in person at your house, and comes with no obligation. Once you send the form, we'll set a time for me to come out and walk the crawl space with you.
What happens after you call about your crawl space?
Call or send us a message
Tell us about the cold floor, the rough square footage of the crawl space and anything you know about rot, mold or a gas furnace or water heater down there. We set a time for me to come out.
Look under the floor together
I go into the crawl space, take photos and explain what I see, then send a written estimate that lists the prep, the safety checks and the order of the work. You see what each part of the price is for before you decide anything.
Do the work, then walk through
On the day, we protect your home, make any repairs the estimate calls for, seal and insulate the floor, and clean up. Then I go over what was done with you, so you know what's under your floor and why.
Frequently asked questions
How much does crawl space insulation cost in Laguna Niguel?
Across the US, insulating a crawl space usually costs about $3 to $6 per square foot, which is the going rate nationally and not our own price. Size, access, the material you choose and any repairs that come first all change it, so your own figure comes from the written estimate after I've been under your floor.
Should I seal my crawl space instead of insulating the floor?
Usually not as a quick swap, because closing the vents alone can raise the moisture under your house. If a gas furnace or water heater down there vents by natural draft, closing it up can turn deadly, so a sealed crawl space needs a full plan that accounts for everything in the space first. I'd start by looking at what's down there with you.
Who can install crawl space insulation in California?
A contractor licensed by the state contractor board in its C-2 insulation class, which covers installing material that controls heat or sound. Someone without a license can only take minor jobs up to $1,000, and only when the work needs no permit and they hire no one to help. It's worth checking any contractor's license with the board before you hire.
How do I know if my crawl space insulation is failing?
Cold floors in one or two rooms are the usual first sign, and underneath you'll often find batts sagging off the floor, lying on the ground or pulled away at the edges. Damp, dirty or stained insulation is another sign it isn't doing its job. If you'd rather not crawl down there yourself, that's what the estimate visit is for.
What happens if you find mold in my crawl space?
We stop before any insulation goes up. One federal crawl space guide says surface mold needs a certified mold remediation expert to inspect it and set the cleanup steps before work goes on, so that comes first and we pick up once it's handled.
How long do we have to stay out of the house after crawl space insulation?
With batts, you usually don't have to leave at all, because the work happens under the floor and nothing has to cure. Spray foam is different, and if that's the plan, the foam maker's instructions set the re-entry time, the wait before you, the kids and pets come back inside. I'll go over that with you before the day, not after.
Other work that helps a cold house
Wall insulation
When a room still feels cold from the sides after the floor is done, insulating the walls closes the rest of the gap.
Air sealing services
Drafts around outlets, windows and the attic hatch can undo a warm floor, and sealing them keeps the heat inside.
