How do I add insulation to a house I already live in?
Retrofit insulation in Laguna Niguel means adding insulation to the house you already have, usually blown onto the attic floor and sometimes into the walls, so your rooms hold heat in winter and keep it out in summer.
Most people call us because a room upstairs bakes all afternoon, the room over the garage never feels right or the power bill climbs every summer, and they want to know whether more insulation will fix it. The price mostly turns on how big the attic is, how much is already up there, whether old material has to come out first and how much air sealing, closing the gaps before insulating, the house needs. The schedule turns on the prep, whether the walls are part of the job and whether the city needs a permit, so my written estimate gives you your own number and the order the work happens in.
How we do retrofit insulation
Retrofit work means adding to a house you already live in, so I start by asking the year it was built and looking at what's in the attic and walls now, and sometimes there's already a decent amount up there, which I'll tell you. If the old material is soaked or full of droppings, it comes out first, because new insulation over a problem just hides it. Next we seal the gaps around pipes, wires, the hatch and the ceiling lights, since insulation can't do much while air is pushing through it. Then we keep the eave vents clear so the attic can still breathe, and we lay blown-in insulation, loose fill sent through a hose, to an even depth all the way out to the edges, where rushed jobs usually come up thin.
When the attic is the whole job, our attic insulation page goes further into that work. If someone has told you foam is the answer, read our spray foam insulation page, and we'll talk through whether your house needs it or whether sealing and topping up will do.
Sealing and topping up the attic
This suits most houses that already have some insulation that has settled or thinned out over the years. We seal what's leaking and even out the depth, which is often all a house needs.
Filling the walls
This suits rooms that stay hot or cold even with a good attic, usually in older houses where the walls were never filled. We fill the closed wall cavities without tearing out the drywall, and the questions below explain how.
Clearing out before adding
This suits attics where the old insulation is wet, packed with droppings or badly crushed. We handle that through our insulation removal service first, so the new material starts on a clean, dry attic floor.
Retrofit insulation rules in Laguna Niguel
Before we start, I check with the city's Building & Safety Division about your job, because its permit list names new construction, additions, renovations, alterations and remodels, not insulation, so whether yours needs a permit isn't settled until I ask. When one applies, we take care of the application and line up the inspections. On attic jobs, the state's energy rules can also count adding or replacing attic insulation as altering the ceiling over your living space. That brings in the state's insulation and air sealing requirements for vented attics, unless the ceiling insulation already up there reaches R-38, the R-value that measures how well it slows heat. The state code also says attic ventilation that falls short has to be brought up to current code, with some exceptions, so I look at your vents on the walk-through and tell you where they stand.
We're based in Laguna Niguel and work across south and coastal Orange County, and if your city isn't on our list, just ask. Most attics we open here, and on jobs in Mission Viejo and Aliso Viejo, already have some insulation that has been pushed around by years of cable and service work, so the job is usually evening it out and sealing leaks rather than starting over.
Why Laguna Niguel homeowners call us for retrofit insulation
I come out myself
I usually do the walk-through and estimate in person, and I come back for the final look with you once the work is done. In between, the work is done by our own small crew of installers, so you know who's in your attic.
Doing this work since 2013
Before I started this business in 2013, I did upkeep for a property management company and saw in a lot of attics what rushed insulation looks like years later. Thirteen years on, that's still why we check and seal before anything new goes down.
Licensed and insured for insulation
We're fully licensed and insured. The Contractors State License Board has a class for insulation contractors that covers installing any insulating material, so ask any installer which license they hold and check it with the board.
A smaller job when it'll do
Plenty of houses in Laguna Niguel already have more up there than the owners think, and when yours does, I'll show you. I'd rather tell you a smaller job will do than sell you a bigger one.
What matters most on a retrofit is the work done before any insulation goes in, and I'll show you exactly what that looks like in your own attic. Tell us about your house to set up a time.

Call or send a message

Walk the space with me
I look at the attic and any problem rooms with you, take photos and explain what I see as I go. You'll see the photos yourself, so you don't have to take my word for it.
Read your written estimate
It lists the prep, the safety checks and the order of the work, so you can see what each part costs you and why it's there. Nothing gets added once you've said yes without us talking first.
Work day and final walk-through
On the day, our crew protects your home, does the work and cleans up after. Then we walk you through what was done so you understand what's in your attic now.
Frequently asked questions
How much does attic insulation cost in Orange County?
Adding attic insulation to R-38 across 1,500 square feet in Orange County usually costs about $1,600 to $3,600 per job. That's the going rate around here for that size of attic, not a quote from us. Your own number goes up when old material has to come out or there's a lot of sealing to do, and down when there's already a decent amount up there, and the work is backed by our satisfaction guarantee.
How are existing walls insulated without opening them up?
Existing walls are usually insulated with a method called drill and fill, which puts a small hole near the top of each wall cavity and fills that cavity with blown-in insulation. It's common and fairly uninvasive because the walls stay closed, and the holes get patched when the filling is done.
Is it safe to insulate around recessed lights?
Only around lights rated for contact with insulation, called IC rated, because can lights without that rating are a serious fire hazard when flammable material surrounds them. A light whose rating can't be found should be treated as unrated, so I check every can light under the attic before any insulation goes down. If you have them, mention it when you call.
Who handles permits and inspections for insulation in Laguna Niguel?
We do, whenever a permit applies to your job. As I said above, the city's permit list doesn't name insulation, so I check with the building office before we start, and if a permit is needed we file it and line up the inspections.
How do I get my attic ready for insulation?
Clear the stored boxes and anything else off the attic floor, because insulation has to lie level against the floor to work. If something is too heavy or awkward to move, tell me on the walk-through and we'll work out a plan before the crew arrives.
Can you add insulation over old knob and tube wiring?
We don't put insulation on or around knob and tube wiring, an older style of house wiring, because one national guide notes the National Electrical Code doesn't allow it. If I find it in your attic or walls, I'll show you where it runs and keep the insulation off it.
